ANGA Zanzibar: New flagship residential investment in Paje
Paje, A major new residential development in Paje is drawing strong interest from both local and international investors, as the coastal village cements its reputation as one of Zanzibar’s most dynamic property markets.
The project, known as ANGA Zanzibar, is being hailed by industry observers as a flagship addition to the island’s south-eastern shoreline.
The project has been designed by Spanish architect Lucas Oteyza, a well-established figure in Zanzibar’s property sector. His previous work includes the Bamboo Hotel in Jambiani, the forthcoming Gran Catalonia Zanzibar Resort in Pwani Mchangani, and several other prominent developments across the archipelago.
ANGA Zanzibar will consist of 72 duplex apartments, offering a choice between two-bedroom and four-bedroom units. Prices for the two-bedroom homes begin at USD 189,750. An early-bird promotion, running until the end of September 2025, will provide a limited selection of units at preferential terms.
The ground floor of the development will incorporate over 1,000 square metres of commercial space, designed to accommodate a variety of businesses that will enhance the residential environment. Residents will also enjoy access to two rooftop swimming pools, a fitness centre, a co-working hub and a children’s club, combining lifestyle appeal with investment value.
A standout feature of the project is its hybrid ownership model, enabling buyers to either retain their apartments as private residences or place them under professional management for short-term rentals. This dual approach is intended to cater both to lifestyle buyers and investors seeking to capitalise on Zanzibar’s expanding tourism economy.
Construction of the main building is due to commence in October 2025, with completion scheduled for the second quarter of 2027. Work on a full-scale mock-up apartment – a four-bedroom duplex – began in August and is expected to be finished by mid-October, providing prospective buyers with a tangible showcase of layouts, finishes and living standards.
Property experts note that Paje has undergone rapid transformation in recent years, evolving from a modest fishing village into a thriving centre for kitesurfing, boutique hotels and digital nomads. Increasing visitor numbers, coupled with a limited supply of contemporary housing, have fuelled steady growth in property values and rental returns.
Zanzibar received more than 600,000 visitors in 2024, according to official statistics, and forecasts indicate continued growth, supported by new flight connections and resort openings.
